Think about a lovely model home, or a gorgeous room display at a furniture store, or a friend’s home that fills you with admiration. They beckon you, and your reaction is: “I’d love to live here.”

Staging is the process of eliciting those same feelings from a prospective home buyer. It is a cost-effective way to market your property. It highlights your home’s strengths, while downplaying its weaknesses. It creates a greater sense of space, balance, and comfort. It provides “emotional cues” that communicate to the buyers the many ways they could be happy living there. Lastly, it brings the property up-to-date in order to compete successfully in today’s real estate market.

Staging is accomplished in many ways. Examples are: de-cluttering, rearranging furniture and accessories, depersonalizing the home to appeal to the broadest possible market, updating fixtures, painting, or adding and subtracting to the contents of the home. In the case of a vacant house, it includes partially or completely staging the property so that buyers can better visualize their future home.

INTERIOR MOTIFS can properly stage your home by making your home more appealing to a wide range of potential buyers, thus resulting in a quicker sale and allowing the sale price to exceed the homeowners’
asking price.

Consultation and Proposal

First we will discuss your goals and expectations. There will be a detailed walk-through of your home using “buyer’s eyes” in order to create an eight-step Action Plan which will show you how to receive the maximum return on investment for your home improvement dollars. During the walk-through our consultant will take detailed notes and photos of each room. We will give you a quick demonstration of the difference home staging makes by transforming a room of your home and end with a proposal based upon the amount of work needed to gain a quick sale for your home.

It is important when staging, to show prospective buyers where to place furniture and how to utilize the rooms in a house. By doing this, we create a MARKETING ADVANTAGE for anyone selling their home.

"Top Ten" Priority Report

The “Top Ten” Priority Report is for homes that are well on their way to being staged and just need a little extra direction.  This customized report focuses on the ten most important things the seller should do right away to increase the value of their home and obtain a faster sale.

Half Day of Home Staging

This service is for those homes that just need a little extra attention and expertise or are less than 2000 square feet. We will be working from the eight-step Action Plan that was created in the consultation, to make dramatic transformations to the main areas of the home. We will bring in accessories in order to complete the look of each room, take great photos for your agents marketing efforts, and give you a visual of what to purchase.

Full Day of Home Staging

This service is for those homes that need a little more attention and expertise or are over 2000 square feet. We spend a full day making dramatic transformations to your home. You won’t believe the difference a day can make!  You’ll walk away with a show-ready home, photos for your agents marketing efforts, and visuals of purchases you can make to complete the look.

At INTERIOR MOTIFS  we believe that successful staging is the art of using marketing and decorating techniques to create an environment that buyers can aspire to and say "I want this house, I can live like this." At INTERIOR MOTIFS, we use the art of positioning to create several emotional connection points throughout the home so that when a buyer steps into the house they "Feel Home." We want them to think, "This is it. This is the one."

First Impressions: We will walk through each room where we take notes of what appeals to us and gives us that feeling of home.

Eliminating Clutter: This is where the packing starts. Packing away a good percentage of what is in the room will create a sense of more space.

Emphasizing the positive while downplaying the negative: We will find the focal point and emphasize what we love about the room so that the negative aspects of the room are not the main focus.

Lighten Up: Lighting and color can change the entire feel of a room. We will make each room into a bright, warm and inviting space that buyers can respond to.

Home buyers appeal: For a buyer to “feel home,” they need to not be reminded of this being your home.  We’ll depersonalize the space while retaining a sense of warmth.

Odor elimination, cleaning and repairs: The “dirty work” is often overlooked because you’ve lived in the home for years. Let’s address  these repairs by doing them ourselves.

Modernizing: You may need to update your style and build simple accessories out of what you already have.  In some cases, we’ll recommend purchases as valuable investments in the staging process.

Emotional connection points: We'll create that “WOW” factor by showing you how to build emotional connection points. This strategy will make the buyer subconsciously desire to live and feel at home.

Reasons You Should Professionally Stage Your Home…

You Will Make More Money.
According to the National Association of Realtors (NAR), the average staging investment is between 1 and 3 percent of the home's asking price, which generates a return of 8 to 10 percent!

Your House Will Sell Faster which = More Money and Less Headache and Stress. A National Association of Realtors survey found that the longer a home stays on the market, the further below list price it drops.  Homes that sold in the first 4 weeks averaged 1% more than the list price; 4 to 12 weeks averaged 5% less; 13 to 24 weeks averaged 6.4% less; than list price; and 24 weeks averaged more than 10% less than list price.

The Cost of Staging Doesn’t Cost A Dime.
In a 2007 Home Gain Survey of over 2000 Realtors, it was discovered that home staging typically provides a 343% return on investment!

st Home Sellers Cannot View Their House Objectively.
If you can’t see objectively, you can’t “package” effectively.  Have a staging professional get your home into its most advantageous condition for showing.

Your online photos will stand-out amongst the competition.
According to a NAR profile of buyers, over 87% searched for homes online first before deciding to visit.  Your photos of beautifully staged rooms will stand out among the competition!

Only 10% of Homebuyers Can Visualize the Potential of a Home.
That’s why staging a home is critical! You don’t want the advantages of your home overlooked and left up to the buyer’s imagination.

The Longer Your Home is on the Market, the Lower the Price Will Be, so STAGE FIRST!
According to a National Assoc. of Realtors survey, homes that sold after 4 weeks on the market sold for 6% less then ones within the first 4 weeks!  Don’t be in a position where you have to lower your price…have your house staged.

The Money You Make May Be TAX FREE!
Take advantage of a possible tax-free capital gain by getting every dollar possible!

Leaving Your House in “AS IS” Condition Will Help Sell the Competition. Right now the number of homes for sale on the market is at a record high. Competition is stiff and buyers have very high expectations.  Successful agents know that the key to selling competing is professional staging.

You Can Relax.
You will have the satisfaction of knowing you have done absolutely everything possible to affect a quick sale of your most valuable commodity and for top dollar!
